Can you hold a place before I apply?
At Abracadabra Altitude Team LLC, we work hard to match the right renter with the right home as efficiently as possible. Because of that, properties are rented on a first-come, first-served basis with a completed application and required fees. We recommend applying as soon as you find a home you love to avoid missing out. -
Do I pay the first month's rent and last month's rent with my security deposit?
Move-in costs vary by property, but tenants are typically required to pay the first month's rent and a security deposit prior to receiving keys. Some properties may also require last month's rent. Our team is happy to walk you through exactly what to expect before you apply. -
How old do you have to be to apply?
All applicants must be of legal age to enter into a lease agreement, which is typically 18 years or older. -
Is the deposit refundable?
Yes, security deposits are generally refundable as long as there is no damage beyond normal wear and tear and all lease terms have been fulfilled. Deductions may apply for unpaid rent, damages, or cleaning fees. We believe in transparent and fair processes from move-in to move-out. -
Who needs a cosigner?
A cosigner may be required when an applicant does not meet the income, credit, or rental history qualifications. Cosigners must meet our financial requirements and sign a guarantor agreement. Our property managers are available to help guide you through this process personally. -
You have a property I want to rent. How do I apply?
We make applying simple and straightforward. Applications can be submitted online or in person and require a completed application, an application fee, and supporting documentation such as proof of income and a valid ID. Our experienced team is here to help you every step of the way. -
How do I pay rent?
Depending on the property, rent can be paid online through a tenant portal, via automatic bank transfer, or by check or money order. We strive to make the rental experience as smooth and convenient as possible for our tenants. -
I want to get a pet. What should I do?
Before bringing a pet home, review your lease agreement and reach out to our management team directly. Some properties welcome pets with an additional pet deposit or monthly pet rent, while others may have specific restrictions. We will help you find the right fit for both you and your furry companion. -
I want to move out, but my roommate wants to stay. What should I do?
This is a situation our experienced property managers handle with care. Lease agreements typically hold all tenants responsible for the full lease term. If your roommate wishes to stay, they may need to qualify independently or find an approved replacement tenant. Contact our team and we will work through the options with you. -
My lease expiration is coming, and I want to move out. What should I do?
Most leases require written notice before vacating, so check your lease for the required notice period and submit your intent to vacate in writing by the deadline. Our team is here to make your transition as smooth as possible. -
Who is responsible for paying for repairs and maintenance requests?

Our property management team handles routine maintenance and repairs, while tenants may be responsible for damages resulting from negligence or misuse. All maintenance requests should be submitted promptly through the appropriate channels so we can address them efficiently.
